A crise grega está aquecendo o mercado de venda e aluguel de ilhas gregas, segundo empresas que trabalham com esse tipo de propriedade. É possível encontrar preços mais baixos, proprietários mais abertos a negociar, mais propriedades à venda e, se for o caso, ilhas para alugar como forma de reduzir as despesas dos donos. Nos últimos seis meses, o número de ilhas gregas publicamente à venda na Private Islands dobrou de 10 para 20. A empresa canadense, que trabalha com propriedade de todos os continentes, diz que também houve aumento de propriedades ofertadas só para um público específico, as do “marketing discreto”, como diz o diretor de operações da empresa, Andrew Welsh.
“Por conta da recente atenção da imprensa à crise econômica grega, tivemos um incremento no número de ilhas à venda na Grécia nos últimos seis meses”, diz Welsh. As vendas não têm aumentado na mesma proporção, no entanto, devido à burocracia para a compra.
Os preços das ilhas da Greek Property Exchange, inaugurada em 2010 por gregos que moram fora da Grécia, caíram entre 10% e 20% desde os tumultos de maio em Atenas. Segundo o presidente da empresa Georgios Stroumboulis, os episódios geraram publicidade negativa e afastaram visitantes. Com a queda, é possível comprar uma ilha no golfo de Corinto por € 1,5 milhão (cerca de R$ 3,7 milhões). A empresa francesa Demeures de Grece (Casas de Grécia) também diz que os donos estão mais flexíveis, o que tem diminuído o preço das terras. “A crise afeta principalmente os preços; a oferta, já não tanto”, diz Nicolas Mugni, o sócio da empresa francesa. Ainda assim, a empresa divulga os preços mais caros entre as três consultadas. Uma ilha sem permissão para construir está cerca de € 5 milhões (cerca de R$ 12 milhões); já uma com toda a documentação necessária varia entre € 8 milhões e € 15 milhões (aproximadamente R$ 19 milhões a R$ 37 milhões).
Na Private Island, mesmo sem os preços terem caído sensivelmente é possível encontrar ilhas gregas mais baratas, por cerca de US$ 1 milhão (aproximadamente R$ 2 milhões). Mas a mais cara custa € 150 milhões (cerca de R$ 370 milhões). Descontos, no entanto, também podem ser conseguidos diz Mungi, na Demeures de Grece. Segundo ele, brasileiros que conhecem o mercado de ilhas gregas fazem ofertas com desconto de 30%, 40% e geralmente fecham o negócio. Os que não conhecem tentam barganhar até 80% de desconto e acabam não comprando, diz.
Aluguel
Uma alternativa à venda é o aluguel de ilhas nas férias para ajudar a custear as despesas dos proprietários. A Greek Property Exchange tem um portfólio de ilhas à venda, mas também tem trabalhado com aluguel de férias, segundo Stroumboulis. Mesmo fazendo parte do negócio, ele diz que a venda de ilhas deve ser utilizada como um "último recurso", mas recomenda aluguéis de longo prazo. "A primeira coisa é desenvolver a economia e atrair investimento interno estrangeiro para criar a infraestrutura necessária, o ponto é para ganhar dinheiro", diz.
Os empresários das três empresas que vendem ilhas gregas dizem, no entanto, que é difícil vende-las. Segundo a Greek Property Exchange, um dos entraves é que a infraestrutura de muitas delas não está configurada para a venda. A francesa Demeures de Grece diz que o mercado de ilhas privadas no país é muito complicado porque é preciso mais de 15 aprovações e licenças de vários ministérios para se construir em uma ilha privada. A Greek Property Exchange diz que recebe visitantes de mais de 120 países e nos últimos seis a 12 meses tem tido um aumento de tráfego de brasileiros. A Private Islands fechou perceria com uma imobiliária brasileira para se aproximar dos brasileiros, mas o negócio está focado no sentido contrário: atrair estrangeiros a comprar propriedades no Brasil.

Crisis cuts price and rises supply of the Greek islands for sale

The Greek crisis is heating up the market for sale and rental of Greek islands, according to companies that work with this type of property. You can find lower prices, more owners are open to negotiate, more properties for sale and, if applicable, islands for sale in order to reduce the expenses of the owners. Over the past six months, the number of Greek islands for sale publicly in the Private Islands has doubled from 10 to 20. The Canadian company, which works with property of every continent, says it also increased the number of properties offered only for a specific audience, the "marketing discreet", as the company's operations director, Andrew Welsh.
"Given the recent media attention to the Greek economic crisis, we had an increase in the number of islands for sale in Greece in the last six months," says Welsh. Sales have not increased in proportion, however, due to bureaucracy for purchase. The prices of the Greek Islands Property Exchange, founded in 2010 by Greeks living outside Greece, fell between 10% and 20% since the May riots in Athens. According to company president Georgios Stroumboulis, the episodes have generated negative publicity and put visitors away. With the fall, you can buy an island in the Gulf of Corinth by € 1.5 million (about R$ 3.7 million).
The French company Demeures of Grece (Greek Homes) also says that the owners are more flexible, which has reduced the price of land. "The crisis affects mainly the price, not so much the offer", says Nicolas Mugni, the French partner in the firm. Still, the company discloses the prices most expensive among the three consulted. An island without permission to build is about € 5 million (about R$ 12 million), while one with all the necessary documentation varies between € 8 and € 15 million (approximately R$ 19 million to R$ 37 million).
In Private Island, even without prices falling considerably you can find cheaper Greek islands by about $ 1 million (approximately R$ 2 million). According to Greek Property Exchange, one of the obstacles is that many of the infrastructure is not set up for sale. The French Demeures of Grece said that the market for private islands in the country is very complicated because it takes more than 15 approvals and permits from various ministries to build on a private island.
A Greek Property Exchange says it welcomes visitors from over 120 countries and in the last six to 12 months has had a increased traffic of Brazilians. The Private Islands closed a deal with a Brazilian real estate to get closer to Brazilians, but the business is still focused in the opposite direction: to attract foreigners to buy property in Brazil.
